Aiken is a place people move to for a reason and leave for a reason. A job at the Savannah River Site starts or ends. A parent who loved horse country passes, and the house goes to kids who live three states away. A landlord who bought years ago decides the tenant calls aren’t worth it anymore.
Each of those situations ends up with the same question: do I list it, fix it, or sell it as-is to someone who will just buy it?
I’m Ben Lovro. I’m a South Carolina investor based in Lexington, up I-20 from Aiken, and I buy houses across the Midlands through Cash Property Offers. Aiken is part of the area I buy in. This page is for the people who own property here and want to understand what selling to a direct buyer in Aiken SC actually involves.
Three Aiken sellers I hear from
The long-distance heir. You inherited a house in Aiken. You don’t live here. You can’t easily manage repairs, showings or a cleanout from far away. A direct sale lets you close without coordinating a renovation remotely.
The relocating owner. Work brought you to the region, and now work is moving you on. You need a decision on the house, and you need it to stop being a monthly worry.
The tired landlord. You’ve held a rental near Aiken for years. The roof is getting old, the tenant is behind, or you just want your weekends back. You’d rather sell to an investor than turn it one more time.
If you see yourself in any of those, the rest of this page is for you. If not, I still want to hear about it.
Who I’ll buy from in Aiken SC
- Owners of record, including owners who inherited the property.
- Personal representatives handling an estate.
- Licensed agents with as-is, estate or tenant-occupied listings — see the agent page for what I look for.
- Investors who already hold title to an Aiken rental or rehab.
- Partners in a documented joint venture.
My who I buy from page goes into more detail.
What I need to give you a real answer
You don’t need a polished package. You need honesty. Here’s what helps:
- The address and who’s on the deed.
- Whether it’s vacant, owner-occupied or rented, and the lease situation if rented.
- Anything you know is wrong with it: roof, HVAC, plumbing, foundation, water, anything.
- Whether there’s a mortgage, liens, or estate paperwork still in progress.
- What you need: a timeline, a clean break, help with belongings left behind.
From there, I pull sold comps near the property, walk it with a repair sheet when we can arrange access, and run the formula: after-repair value, minus repairs, minus my costs to hold and resell, minus my margin. I show you how I got there. If it works for you, a South Carolina closing attorney handles the closing.
I never promise a price, and I never promise I’ll buy. Sometimes the honest answer is that listing it with a licensed agent will serve you better. I’ll say so.
If you have an Aiken deal under contract but don’t own it
This part is for wholesalers and anyone acting as a middleman without a license.
South Carolina changed the rules in 2024. The revised Real Estate Practice Act defines wholesaling, and the Real Estate Commission’s November 2024 advisory reads it broadly: having a contract on residential property, marketing it to another buyer before you take ownership, expecting to get paid, and transferring your interest can add up to activity that requires a license. Facebook groups, email blasts and verbal pitches all count as marketing in the Commission’s view.
Before you send me — or anyone — a property you don’t own, go through what the 2024 South Carolina wholesaling law says and talk to a South Carolina real estate attorney. I buy as a principal, I follow counsel, and I’d rather walk away from a deal than cut a corner.
As-is vs. listing an Aiken property
| If this is you | A direct sale may fit | Listing may fit better |
|---|---|---|
| House needs major systems work | Yes | Only if you can fund repairs |
| You live out of state | Often | If you have a trusted local agent |
| House is updated and vacant | Rarely | Usually |
| Tenant in place, lease running | Often | Depends on the tenant |
There’s no one right answer. The right answer is the one that fits your situation, and I’d rather you choose with clear eyes.
