Selling Investment Property in Aiken SC: Common Questions

Direct answers for owners, heirs, agents and investors with property in Aiken.

Aiken sellers often come to me from a distance — heirs in other states, owners relocating for work, landlords who bought years ago. The questions tend to be practical: can I sell without being there, what about the tenant, how do you get to a number, and who handles the closing?

These answers cover all of that, plus the South Carolina law note anyone without title needs to read before marketing a property.

For the full explanation of how I buy, read the Aiken cash buyer page. If you’re an investor instead, the Aiken flipping guide covers renovation in the area. Ready to talk? Send me the property.

Straight answers

Can I sell an inherited house in Aiken SC if I live out of state?

Yes. Many Aiken heirs live elsewhere. A direct sale can let you close without managing repairs or showings from far away. You’ll need the estate paperwork in order, and a South Carolina closing attorney will guide the closing.

Do you buy Aiken houses that need a lot of work?

Yes. I buy as-is and account for repairs in my math. You don’t need to fix anything first or clean out every room.

How do you decide what to offer on an Aiken property?

I look at recent sold comps nearby, walk the property with a repair sheet when possible, and apply a formula: after-repair value, minus repairs, minus holding and resale costs, minus my margin. I explain the math. I don’t promise a price or that I’ll buy.

Will you buy an Aiken rental with tenants in it?

Tenant-occupied rentals are part of what I look at. Share the lease details and how the tenant has paid, and we’ll work out access with respect for the tenant.

Do licensed agents send you Aiken listings?

Yes, and I welcome them. Agents can market listings, and as-is, estate and tenant-occupied listings fit what I buy. Start at the agent page.

I have an Aiken property under contract. Can I market it to you?

If you don’t own it and aren’t licensed, be careful. South Carolina’s 2024 law restricts marketing residential property you don’t own for compensation. Read the South Carolina wholesaling summary and talk to a South Carolina real estate attorney first.
